A major stream of project work for RBA Acoustics is the provision of Purpose Built Student Accommodation (PBSA). Project types have varied from new-build to conversion or refurbishment, and also include ‘traditional’ builds or modular construction.
The full range of acoustic services have been carried out, from the initial surveying and testing for the planning application, through full design of internal fabric and building services plant, all the way through to post-completion testing and commissioning. RBA has also assisted Clients with the development of their own Employers’ Requirements or Turnkey Specifications.
One of the key differentials between PBSA and residential flats is understanding the philosophy of the classification of the room types offered as part of the development, e.g. ‘cluster flats’, ‘rooms for residential purposes’, or studios. It is critical to hold appropriate discussions with the Client and in some cases the Building Control Body to ensure that appropriate levels of separation are provided between the various areas.
Most PBSA schemes also target BREEAM credits, so this needs to be taken into consideration when agreeing appropriate levels of acoustic separation, internal ambient noise levels, and reverberation in common parts. Assessment of mechanical plant is also typically required.
