The Gallons Close scheme forms part of a wider regeneration programme in Charlton and comprises 7 new build homes.  

The site lies in close proximity to a busy main road to the North, train lines to the south and Charlton Athletic Football Stadium, all of which raised concerns with regard to the external noise intrusion to the new properties. RBA Acoustics were appointed by Osborne to undertake a detailed noise study of the area and to advise on the performance requirements for the external building envelope.

Following our initial input, we were subsequently appointed to provide detailed construction guidance and information on achieving the highest possible credits for acoustic items under the Code for Sustainable Homes scheme.  This involves ensuring that all separating wall and floor systems between residences achieve a performance level at least 8dB in excess of the Building Regulations requirements.

Designing to such high performance levels within residential schemes was, at the time, extremely rare and a required close scrutiny of all architectural drawings and details to ensure that there were no acoustically weak paths which may jeopardise the the high performance levels being targeted.  Regular site visits were also undertaken in order to inspect on-site workmanship and address any queries.

Following completion of the build, RBA Acoustics undertook the pre-completion testing of the separating elements, the results of which demonstrated that the required performance levels had been comfortably achieved.  We have since worked with Osborne Ltd. on a number of schemes where compliance with the +8dB performance levels have been targeted and successfully achieved.
